FINDING THE RIGHT MORTGAGE
Speak with our trusted panel of nominated Financial Advisors, who will be able to help you with regards to making an informed decision on the relevant finance options available to assist you with the purchase of your new home. To give you peace of mind, they will obtain a decision in principal and if approved you will then be able to proceed to reservation, the IFA will then book an appointment for a time convenient to you in order to submit a mortgage application.
CONVEYANCING EXPLAINED
If you don’t already have one, then your designated Sales Consultant will be able to provide you with the contact details of our nominated panel of recommended Solicitors. An appointed Solicitor is a legal requirement for everyone buying a home. Prior to formally Instructing a Solicitor to act on your behalf they are legally bound to provide you with a breakdown of their Service Levels and Associated Fees pertaining to your purchase.
DEPOSITS EXPLAINED
Typically, all Mortgage Providers will expect you to have a deposit equivalent to ten percent of the purchase price of the home you are looking to buy. Your deposit is required for Exchange of Contracts, usually, 28 days from the date of reservation and your Solicitor will advise as to the date they will need you to have transferred them the monies in order for your sale to proceed in line with the contract of sale.
Exchange contracts
Here the agreement between you the buyer and us the seller becomes official. As well as sending your deposit to the us, your solicitor will also transfer the deeds for your home into your name.
STAMP DUTY
Current rates of Stamp Duty apply at the time of sale.
Register the sale
Register your sale with the Land Registry to prove you're the legal owner of the property. This will also make it easier for you to sell your home in the future.
Moving in day
When moving in day arrives your solicitor will arrange for the remaining funds to be transferred to us. Once this is complete, you'll receive the keys to your new Yorvik Home and can start moving in!
