First Time Buyers

Choose your new home

Choose your new Yorvik Home. Your Sales Executive will be able to talk you through which homes are available in which development using our detailed site plans.

Before you reserve your property proper, we'll need to have proof of you capacity to afford the home. But don't worry, we have a panel of independent financial advisers that can help.

Find a solicitor/ conveyancer and make a formal mortgage application

A solicitor will handle the legal aspects of your contract and purchase, as well as transferring the money when it’s time to complete the sale. If you need to, apply for your mortgage. If you have already received a mortgage in principle, you'll need a formal mortgage offer before you can take the next steps to buying your home.

Carry out your local authority assessments

Your solicitor will assess your new home and the area surrounding out for your local authority. These are usually on issues that may affect your purchase. These reports generally start at £250 and your solicitor can advise you on the reports and level of reports you need.

Pay your deposit

In most cases, your deposit will be at least 10% of your new property's value. You may find it easier to pay with the Clearing House Automated Payment System (CHAPS).

Exchange contracts

Here the agreement between you the buyer and us the seller becomes official. As well as sending your deposit to the us, your solicitor will also transfer the deeds for your home into your name.

Pay your Stamp Duty

If your home is valued at more than £300,000 you need to pay your stamp duty. Your solicitor will need to make this payment without 30 days of the property legally becoming yours.

Register the sale

Register your sale with the Land Registry to prove you're the legal owner of the property. This will also make it easier for you to sell your home in the future.

Moving in day

When moving in day arrives your solicitor will arrange for the remaining funds to be transferred to us. Once this is complete, you'll receive the keys to your new Yorvik Home and can start moving in!
